Proving on the building what was promised at planning.
At completion stage, the project needs testing, certification and handover evidence. We support air tightness testing, sound testing, ventilation testing, EPCs, handover documentation and the in-use compliance work that follows occupation.
Not sure if this is the right stage? If the project is close to completion, handover, sale, letting or occupation, this is usually the phase you need.
Ask what is neededAir tightness testing, sound testing, EPCs and handover support
The physical testing and certification that closes the project out, and the in-use compliance that keeps the building compliant afterwards.
Testing that proves the design.
Air Tightness Testing
Blower-door testing to demonstrate the air permeability committed to in the Stage 3 Energy Statement and Stage 4 SAP or SBEM model.
TestingSound Testing
Pre-completion sound testing to Approved Document E for new build and converted residential schemes, covering airborne and impact sound where required.
TestingVentilation Testing
Ventilation commissioning and airflow verification to support building control and handover requirements.
Certification for handover, sale or letting.
Residential EPCs
Domestic Energy Performance Certificates for sale, letting or MEES compliance, carried out by an accredited assessor and lodged on the national register.
Commercial EPCCommercial EPCs
Non-domestic EPCs produced via SBEM for lease, sale or MEES compliance across offices, retail, industrial and mixed-use buildings.
New buildNew Build EPCs
As-built SAP or SBEM re-run at practical completion to produce the EPC required at handover.
Public buildingsDisplay Energy Certificates
DECs and advisory reports for public buildings over the required floor area thresholds.
From practical completion into occupation.
Handover Compliance Pack
Consolidated test certificates, EPCs, commissioning records and building control sign-off documentation for RIBA Stages 6-7.
TM44TM44 Air Conditioning Inspections
Coordination of TM44 inspections for occupied buildings with air conditioning systems above the relevant threshold, subject to competent assessor appointment.
MEESMEES and Portfolio Compliance
MEES risk reviews and portfolio-wide EPC action plans for landlords, managing agents and property owners.
Fire-related smoke control, fire strategy and fire engineering matters are handled by J.S.O Fire Safety Consultants.
Testing and certification that keeps handover moving.
Completion-stage testing needs the right site conditions and clear coordination. We help confirm readiness, arrange testing around the construction programme and issue the certificates needed for building control and handover.
- Readiness advice before testing is booked
- Testing coordinated around the site programme
- Certificates issued promptly for handover and building control
What closes the project out.
Common questions
When should air tightness testing take place?
Once the building envelope is complete and penetrations are sealed, typically before internal finishes. We coordinate the test date around your programme.
How long is an EPC valid?
Commercial and domestic EPCs are usually valid for 10 years from lodgement, unless a newer certificate is issued for the same property.
What is MEES and does it apply to me?
The Minimum Energy Efficiency Standards restrict the letting of properties below the minimum EPC rating. We can review individual properties or portfolios and flag where further action may be needed.
Do you handle fire-related testing?
No. Fire strategy, fire engineering and smoke control design matters are handled by our sister practice, J.S.O Fire Safety Consultants.
